“Picture-Perfect Inspections”

Setting the Standard in Western North Carolina Home Inspections

Meet Sam Frame

“I don’t just inspect homes. I’ve built, wired, roofed, repaired, and maintained them from the foundation to the roof.”

At Frame Home Inspections, I believe a home inspection should do more than identify defects—it should help people understand their home with confidence.

My background wasn’t built in a classroom alone. I grew up working alongside old-school electricians, master carpenters, and skilled tradesmen who demanded quality workmanship and attention to detail. Over the years, I’ve worked in multiple trades, gaining firsthand experience with the systems and components that make a house function safely and efficiently.

Professionally, I’ve spent my career as an automation and maintenance engineer, where my job was to analyze complex systems, diagnose problems, and identify subtle issues before they became major failures. Today, I bring that same analytical mindset and hands-on construction knowledge to every home inspection.

Whether you’re buying your first home, selling a property, or investing in real estate, my goal is simple: provide clear, honest information without unnecessary alarm. Homes are rarely perfect, and my job isn’t to scare clients—it’s to educate them. I help buyers understand which concerns are routine maintenance items, which deserve monitoring, and which require immediate attention so they can make informed decisions with confidence.

What truly sets Frame Home Inspections apart is that my relationship with clients doesn’t end when the report is delivered. I remain available long after the inspection to answer questions about home maintenance, repairs, and ownership. I want every client to feel they have a trusted resource they can call whenever questions arise.

Every client also receives access to my Homeowner Life-Line—a trusted network of contractors and service professionals that I have personally vetted. Whether you need an electrician, plumber, HVAC technician, roofer, or other specialist, I’ll help connect you with professionals I trust so you can move forward with confidence.

To make the process even easier, Frame Home Inspections offers a variety of ancillary services under one roof, including radon testing, mold and indoor air quality testing, private well inspections, thermal imaging, pre-listing inspections, new construction inspections, and warranty inspections. One call handles it all.

My mission is simple: help you understand your home, protect your investment, and provide peace of mind through honest inspections and ongoing support.

WNC's Premier Inspection Services

My goal is to provide education, not fear. I help clients understand the difference between routine homeownership, deferred maintenance, and significant defects so they can make informed decisions with confidence.

Residential
Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly.

Commercial
Inspections

A commercial building inspection helps you identify potential problems before they become expensive repairs or even worse, an unsafe structure. It also gives you peace of mind knowing that your property is safe for tenants and visitors.

Mold
Testing

There are over 400,000 types of mold, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems. It can also cause structural damage to your house.

Radon
Testing

No matter where you are in America, your home may be exposed to dangerous radon gas. Radon is a natural, radioactive, invisible, and odorless gas that is produced when uranium in the Earth’s crust decays and turns into radium. Radon is also the 2nd leading cause of lung cancer in the United States.

Thermal
Imaging

The purpose of an infrared scan is to find hidden issues and catch them before they become a major problem. Thermal imaging is an advanced & newer technology that inspectors use to get temperature details about a home, and assess how protected against environmental elements the home is.

Drone
Inspections

Drone technology has revolutionized the way we inspect roofs. It's much faster, safer, and more thorough than traditional methods, and it allows us to see areas that were previously inaccessible.

New Home
Inspections

Newly constructed homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything, but we’ve been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.

Warranty
Inspections

Most builders offer a one-year warranty on a new home. We perform a full home inspection before the builder’s warranty expires. Just because your home is new, doesn’t necessarily mean it is defect-free. At your 11-month mark, take advantage of your last chance to take advantage of your warranty!

Pre-Drywall
Inspections

It becomes increasingly difficult to inspect these important parts of your home when the drywall is installed, which means it's imperative to get a preemptive inspection.

Private Well
System Inspections

If your home relies on a private well for its water supply, a thorough inspection is essential to protect your family's health and your investment. Our private well system inspections evaluate the condition of the well casing, pump, pressure tank, and associated components, checking for signs of wear, contamination risks, or code concerns.

The Best Modern Report in the Industry

Our Spectora reports can be viewed on any device!

While Frame Home Inspections encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.

Regardless of whether or not you attend the inspection, we will compile a comprehensive Spectora report, which includes all of the information you need to determine the condition of the home.

We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.

Frequently Asked Questions

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.

The cost will vary based on the square footage of the home, the age of the home, and location of the home. Call, text, or email us for a quote today!

Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!

It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
